Located just over 2 hours from Denver Colorado (off of I-25and thankfully no where near I-70 so you will avoid all of that weekend traffic!) and just to the east of Walsenburg Colorado lies a 250 acre lake called simply Maria. The beauty of this name is clearly relevant! As you glide across the water in the early hours admiring the snow-capped Spanish Peaks and trying to relieve your aching face from the perma-grin of catching an 8 pound trout. Probably your 5th fish over 3 pounds in the last 23 minutes. Or in the fall, when the night before opening waterfowl season and you listen to thousands of mallards and geese quacking and honking through the night from your front deck porch. Knowing that you will finish the perfect day of fishing and waterfowling with a run through the tall grasses chasing pheasants with your son or daughter. These visions are simply not just what dreams are made of, but rather a reality that is being offered for the first time in 25 years to the general public.
Maria Lake has been operated for the last 25 years as a very small, private and exclusive club comprised of a handful of local Denver businessmen. They have decided to subdivide a very small portion of the lakeside land into lots for other avid sportsmen and women to enjoy as they have for many years. The purpose is not to make profits off a development. Rather to open up this place for a select few to enjoy, raise a little capital for future fun projects and to make some new lasting friendships. Maria Lake is the place they decided to funnel their recreation dollars and it has paid off handsomely. In the form of probably the States finiest still water fishery, over 1500 acres of manicured ranch land all for the purpose of habitat for wildlife, fishing and hunting. The idea was to create a recreational paradise with all the amenities of home.
Imagine fishing a lake where you can reasonably expect to catch 10, 20 or even 30 trout in the 16 to 28 inch range everday. When I heard this I was personally skeptical. My family and I were invited to visit Maria Lake a few weeks back to spend a weekend in the guest lodge and to experience these Alaska sized Rainbows. As an experienced trophy property broker, I have heard many promises of world class hunting and fishing properties, so I enter each property with a guarded optimism. It wasnt until about the 5th fish over 3 pounds in less than 40 minutes of fishing that it started to dawn on me that Maria Lake is the real deal. Not to mention these are no skinny trout. Absolute broad shouldered brutes that are almost as wide as they are long! All fishing is catch and release with single hook flies and lures only.
The partners of Maria Lake Ranch have been working for years to ensure the ranchs water supplies are adjudicated for not only domestic water use but also recreational and piscatorial rights. Maria Lake Ranch has the oldest adjudicated water storage rights in the entire State of Colorado! These water rights are now used to serve this outdoor recreation haven. This small lakeside development has been officially approved by the county and all infra-structure such as water treatment, covenants, roads, gates, etc. have already been professionally designed and implemented.
Your membership to the Maria Lake fishing club is subject to approval by the board and the lot purchase includes the initiation fee into the club and first year dues. Maria Lake has a full time ranch manager that handles all of the day to day maintenance of your property (cleaning, grass mowing, weeding, snow removal, inspecting homes in the winter) and of course all of the duties of running the fishery, shooting range and cattle operation, so that you can focus your time and energy on having fun and enjoying quality time with your family and friends.
If you have been looking for the answer to how can I get the most recreation and enjoyment for my real estate dollar? then Maria Lake could be the answer. Where else in Colorado can you buy a lake front lot (with snow capped views)for under $275K, put up a home or cabin for under $200K, and have private use of a 250 acre lake with an abundance of *HUGE* fish, over 1300 acres of common ranch land, multiple ducks ponds (with a massive population of waterfowl in the fall) a sporting clay range and a full time caretaker to handle all the details and work? Maria Lake Ranch is truly a fisherman and hunters dream come true. Get ready to experience the outdoors.the way it should be.

Fallout 3: Creating a Respawn Farm for Unlimited XP and Equipment

Posted by admin

Tutorial:

In this tutorial (for the Xbox 360), I will show you how to get unlimited amounts of weapons and armor will little effort, gaining plenty of xp in the process. What you must do is set up a spawn farm, which is a small area in which you group together several respawning enemies so that every time they die, they respawn in the same spot, with brand new armor and weapons for the taking.

This tutorial is intended for Xbox 360/PS3 users.

To set up a spawn farm, you will first need to find a properly fenced in area so that the enemies will not escape when they re-spawn. It doesnt need to be completely enclosed though, but it mustnt be easy to escape without the enemies having to walk past you. A perfect area is Big Town, because it only has a single exit point and when you fast travel there, you appear right in front of it.

In this example well use Big Town as the site for our farm. Youll want to clear out any residents now, or else the enemies will just kill them later. What you need to do is find an enemy out in the wasteland. Near Big Town is an Enclave camp, touting several soldiers in Tesla Armor. You want that armor, so you kill the soldier. Walk up to him and pick up his body by clicking the right stick (on the Xbox 360). Now you have to drag his body back to Big Town. Put it down somewhere way in the back, near Reds Clinic, so they are far away from the entrance. Next, go back to the enclave camp and drag back another soldier, and place his body next to the first soldier. Congratulations, youve just created a spawn farm!

When youre confident the bodies are in the right spots, fast travel to Megaton or any place within its own cell (the inside of rivet city, the citadel, etc.), and wait for 3 days by pressing the back button. After youve waited, draw your weapon and fast travel back to Big Town. When you arrive at Big Town, you will see that the Enclave Soldiers have respawned. Theyll be making their way towards the bridge to head back to their original spawn points, and youre in the way. After killing them, loot their bodies and drag them back to where you put them before. Repeat this fast travelling and waiting process over and over again for more and more items and xp!

Read on for instructions on how to get the most out of your spawn farm and to prevent any glitches you may run into while trying to do it yourself

-The first thing you need to know is that there are two ways to get an enemy near your spawn farm. The first way is to drag the body, and the second is to have them chase you. The latter isnt recommended because even if you give them a melee weapon, so that theyll chase you, theyll always be going off course and away from you to get a new weapon, and its because of this that dragging the body is actually a lot quicker.

-You are only allowed a maximum of 6 of the same enemies in your farm. That means that you can have no more than 6 enclave soldiers, but you can also have a few raiders, talon company mercs, molerats, etc., thrown into the mix. If youre wondering whats stopping you, its the fact that after 6 enemies are in your farm, the game will create an invisible barrier that prevents you from dragging any more bodies of the same enemy into the same area as your farm. Here are the specifics:

—-Say you have 6 enclave soldiers in your farm. The game will create a barrier that will activate whenever you attempt to drag another enclave soldier toward your farm. When activated, the body being dragged will disappear into thin air. This barrier nonsense is really the game stopping itself from overloading or just slowing down, which could lead to freezing. There is, however, a way to bypass the barrier, but at the expense of your frame rate. You must get enemies to chase you into the farm instead of dragging them, but even if you kill them right at the entrance theres no guarantee they wont disappear anyway.

-The maximum amount of enemies you can have on your farm, regardless of whether theyre the same kind of enemy or not, is about 10. You can technically have more, but at around 8-10 bodies something strange will happen. When you approach the farm with a new body, the game will actually spit-out a random body from the farm and eject it into the sky, throwing it out of the farms cell, to make room for the new one. You will see a black, stringy object in the sky for a few seconds, which is the body being tossed away.

-The ejecting glitch also applies to everybody that comes near Big Town, such as Caravan Merchants.

-The amount of enemies I have in the video is just right, you could put in one or two more, but it’d be more prone to glitches.

-You can’t just throw the bodies into a big pile, you actually have to space them correctly, because too many in one spot will result in glitches (such as bodies being ejected)

-And remember, always save as much as possible! This is glitchy stuff, so you always need a save to fall back on.

Week 1 of April Rehab

Posted by admin

This is a viewing of our current rehab or remodel project going on in Tulsa, OK. At the time of this recording, we are in the middle of Week 1 of the project. So far, the inside has been gutted and stripped, the outside has had the landscaping begun, and the majority of the supplies and materials have been purchased. As you will see, this is a ranch style house, built in 1961. We purchased it from the original homeowner who built the house. It is a 3 bedroom, 2 bath, 2 car garage home with a …
